How it works
Every Colchester treatment we carry out is built around heat. Bed bugs and their eggs die when held above about 50°C for long enough. We heat rooms to 50–60°C and hold that heat until the hardest-to-reach spots stay above 50°C. Temperature sensors go into the places bed bugs favour, such as mattress seams, bed frames, skirting boards and sofa joints, and we watch the readings live throughout.
Take a shared student house in Greenstead or Wivenhoe with five or six let bedrooms: bed bugs often spread between rooms in bags, bedding and furniture. We heat the whole property room by room and keep going until every sensor holds above 50°C. In older town-centre buildings with thick walls, uneven floors and deep cupboards we place sensors in the coolest spots and hold the heat for longer.
Most treatments are completed within a day, and you can usually move back in after about 2 hours, unless your technician advises otherwise. Qualifying treatments carry our 12-week guarantee. See how our heat treatment works

Local insight
Colchester’s housing is a real mix. Timber-framed and Georgian buildings in the Dutch Quarter and around the High Street, Victorian terraces near the town centre, post-war estates in Greenstead and newer homes in Highwoods and Stanway all sit side by side. Bed bugs do not come from dirt; they travel in on luggage, bedding, clothes and furniture, so any home can be affected.
The University of Essex brings thousands of students to its Wivenhoe Park campus each year, and many live in shared houses in Wivenhoe, Greenstead and across the city where rooms change hands every summer and second-hand furniture is common. Colchester Garrison adds a population that moves between postings, and the city has a large stock of rented flats, including flats above shops and conversions in older buildings where bed bugs can pass between units through shared walls and floor voids.
Visitors to the castle, the zoo and the historic centre, and commuters on the line into London, all add to the steady movement of people and belongings. If you notice bites, small blood spots on bedding or dark marks along mattress seams, act early: a smaller infestation is quicker and less disruptive to treat.

Pricing
Whole-property bed bug heat treatment in Colchester starts from £895. The final price depends on the size and layout of the property, how far the bed bugs have spread and how much preparation is needed. A one-bedroom flat in the town centre, a family home in Highwoods or Stanway and a student HMO in Greenstead with several let rooms are each quoted on what is actually there.
Access matters too. Flats above shops, upper floors without a lift and narrow streets with limited parking in the old town centre take more planning than a house with a driveway, and because we travel out from London we agree the date with you in advance. Qualifying treatments carry our 12-week guarantee. For a clear breakdown, see our bed bug treatment prices.
Reviews
I feel incredibly fortunate to have found this service. This company has been able to deal with the bed bug issue very effectively.
James who initially came out was very professional and the teams work has been a relief after trying another company (with a big name) which had failed to get us rid of the bugs and have charged us an arm and a leg without any guarantee.
Great customer service, a guarantee and are very flexible. I highly recommend their service to anyone who is dealing with that type of issue. Thank you so much for all your help.

Council pest control services vary and can change, so it is worth checking with Colchester City Council directly. Whoever you use, the whole affected area needs treating properly, not just one room. Our guide to council vs private bed bug treatment explains the differences.
It depends on the tenancy and on when the bed bugs arrived. Landlords are generally expected to deal with an infestation that was there before the tenant moved in, while a tenant may be asked to pay if bed bugs arrived later. We provide treatment records for both sides. See Bed Bugs and the Renters’ Rights Act for more.
Yes. We treat shared houses and flats let to students in Wivenhoe, Greenstead and across Colchester, working with students, landlords and letting agents. In a shared house we treat every affected room, and where a building is split into flats we advise on checking the neighbouring flats too.
Yes. We treat hotels, guest houses, B&Bs and short-let flats, and we plan the work around bookings where we can. We also advise on checking rooms, linen and luggage areas between guests so a problem is caught early.
Most treatments are completed within a day, and you can usually move back in after about 2 hours, unless your technician advises otherwise. Larger homes and HMOs with several rooms take longer to bring up to temperature. Our guide on how long professional bed bug treatment takes has more detail.
Yes. Qualifying treatments carry our 12-week guarantee, and we arrange further treatment where it is needed. We give you clear preparation and aftercare advice so the treatment has the best chance of working. See our bed bug treatment prices for the guarantee terms.
