Rental property pest control
A pest problem in a rented home needs dealing with quickly and properly. Tenants want it sorted, the next let depends on it, and you need a clear record of what was done. ThermoPest helps private landlords across London and the UK with bed bugs, cockroaches, fleas, moths, carpet beetles and stored product insects in flats, houses and HMOs.
We are bed bug heat treatment specialists and members of the BPCA and NPTA. Our technicians arrive in unmarked vans, work discreetly, and produce a written report with photos after every visit, so you have evidence of the action you took. Whether you own one flat or a growing portfolio, we keep things simple.
Pests we treat
Whether it is a studio flat, a family house or an HMO, these are the pests landlords call us about most.
Heat-led treatment, with targeted spray where needed, plus checks of neighbouring rooms or flats so the problem isn’t simply moved next door.
Treatment programmes with follow-up visits, and proofing of the gaps around pipes and service routes that cockroaches use to spread.
Targeted treatment of the affected rooms, with clear preparation advice for tenants and a follow-up visit where it is needed.
Clothes and carpet moth treatment for carpets, wardrobes and soft furnishings, with practical advice to cut the risk of a return.
We find where the larvae are feeding, then treat carpets, edges and fabrics, with advice to help stop the beetles coming back.
Treatment for insects in kitchen cupboards and food stores, with advice on clearing infested food and keeping stores clean.
What we do
Check an empty property between tenancies, so any problem is found and dealt with before the next tenant moves in.
Our heat-led treatment, with targeted spray where needed, is planned around the property and backed by our 12-week guarantee on qualifying treatments.
Targeted treatment for cockroaches, fleas, moths, carpet beetles and stored product insects, with follow-up visits booked where they are needed.
In flats and shared houses we inspect neighbouring rooms or flats where we can, because pests move between units through shared walls and floors.
A written report with photos after every visit records what we found, what we did and what we advise, giving you a clear record of the action taken.
Sealing gaps around pipes, vents and skirting is part of our pest work, helping to cut off the routes insects use to get in or move around.
Clear pricing
Bed bug heat treatment starts from £895 for a studio or one-bed. Larger homes, HMOs and portfolio work are priced by quote. Qualifying whole-property treatments carry our 12-week treatment guarantee, subject to terms. See our pricing page for more detail.
How it works
01
Tell us about the property, the pest and whether it is occupied or empty, and we will book an inspection or treatment.
02
A technician inspects, explains what they find and treats the property, with clear preparation advice sent to your tenant first.
03
You receive a written report with photos, plus follow-up visits where needed and proofing advice to help stop pests returning.
Working together
If your property is managed by a letting agent, we can work with them directly to arrange access, keep tenants informed and send reports to both of you. Find out more about our work with letting agents. If you own flats in a block, we also work with managing agents and block managers on communal areas and neighbouring flats.
Many tenants worry about being blamed for an infestation. Our reports describe what we found without judgement, which helps keep the conversation calm. Our guide on handling bed bug complaints from tenants has more practical tips.
Your duties
You already have duties when an infestation makes a rented home hazardous, and stricter timescales may follow. Read more in our article on bed bugs and the Renters’ Rights Act.
General information only.
Not yet. Awaab’s Law currently applies to social landlords. The government is consulting until 18 December 2026 on extending it to private rented tenancies and licences. Existing duties under the Housing Act 2004 and the Renters’ Rights Act 2025 still apply.
It depends on the tenancy agreement, the cause and the condition of the property. Our written reports record what we found, which can help you and your tenant agree the next steps.

Yes. Void and pre-tenancy inspections let you find and deal with any problem while the property is empty, before the next tenant moves in.
Re-entry is usually within 2 to 4 hours of us finishing, as advised by the technician on the day.
