Block management
Managing agents look after buildings where a pest problem rarely stays in one flat. Bed bugs travel along shared walls and service risers, cockroaches move through pipework and bin stores, and a single complaint can quickly involve leaseholders, tenants, the freeholder and the residents’ association.
ThermoPest works with managing agents and block managers across London and the UK to deal with these problems in a planned, documented way. We are bed bug heat treatment specialists and members of the BPCA and NPTA, and we also treat cockroaches, fleas, moths, carpet beetles and stored product insects. Our technicians arrive in unmarked vans, work discreetly around residents and send a written report with photos after every visit.
What we cover
Bin stores, plant rooms, corridors, stairwells and basements are inspected and treated where needed, with proofing advice for the building as a whole.
Heat-led bed bug treatment, plus targeted spray for cockroaches, fleas and other insects where needed, booked around the residents who live there.
When we treat a flat we inspect the flats around it, above and below where we can, because pests in blocks move through walls, floors and risers.
We work with your concierge, caretaker or residents to arrange access, and tell you promptly if a flat could not be reached so it can be rebooked.
Clear preparation guides and plain-English explanations for residents, so they know what to do before we arrive and fewer questions land on your desk.
A written report with photos after each visit, showing what we found and what we did, ready to forward to clients, freeholders or residents’ associations.
Multi-unit buildings
In a block, an infestation in one flat is often a sign of activity nearby. Treating only the flat that complained can leave insects in the walls or next door, ready to come back. That is why our approach looks at the building, not just the address on the job sheet.
How it works
01
Share the address, the flats affected and any access arrangements, and we will agree the right next step with you.
02
A technician inspects the affected flat, the neighbouring flats and relevant communal areas, taking photos as they go.
03
You receive a clear plan and quote, and residents receive a simple guide on how to prepare their flat before treatment.
04
Heat-led treatment for bed bugs and targeted spray where needed, carried out discreetly from unmarked vans with minimal disruption.
05
A written report records findings, treatment and advice for each flat, ready for you to share with your client or freeholder.
06
Follow-up visits where needed, plus proofing of gaps around pipes, vents and skirting to help stop pests returning.
Social housing stock
If you manage homes for a housing association or council, Awaab’s Law may apply to that stock, and from 30 November 2026 it covers pests. Our photo reports and priority response options agreed per contract are designed to help you meet your statutory timescales. See our social housing pest control page, or our guide for private landlords for privately let flats.
