Pricing
Bed bug heat treatments start from £895.
Pricing is based on property size, infestation severity and the time required to treat it properly, not a simple “per room” rate. This ensures we specify the right heat levels, equipment, and technician time from the outset.
This approach typically saves you money compared to traditional chemical sprays. Old methods often require multiple visits over several weeks with no guarantee of success. Pay once for the agreed treatment plan. If confirmed live bed bug activity requires further treatment within your qualifying 12-week treatment guarantee, we provide it at no additional cost, subject to the terms.
We also treat commercial properties, including hotels, care homes, HMOs and managed blocks, with volume pricing and out-of-hours availability. See commercial pricing.

The ThermoPest Promise:
Targeted or partial treatments are not eligible for guarantee cover.
What you are paying for
What you are paying for at ThermoPest is not a single treatment method, but a structured Integrated Pest Management (IPM) process designed to reduce active infestations, target hidden harbourage points, and minimise the risk of reinfestation.
Our approach combines mechanical removal, targeted heat, and controlled preventative measures, applied in the correct order based on property layout and infestation severity. This targets all life stages, rather than relying on heat alone.
You can read more about how this works in practice on our IPM Method page.
1
Treatment planning
We assess the spread, high-risk rooms and migration paths so the full scope is treated, not just the bedroom.
2
Mechanical removal
Where needed, HEPA-grade vacuuming removes live bugs, cast skins and debris before any heat is applied.
3
Targeted dry steam
Where needed, high-temperature dry steam treats mattress seams, bed frames, cracks and skirting board edges.
4
Heat treatment
Industrial heaters raise the property to a lethal temperature, reaching furnishings and voids to target eggs too.
5
Residual prevention
Where appropriate, targeted residual products are applied to specific harbourage areas as an extra barrier.
6
Aftercare guidance
Clear advice on preventing re-introduction, especially for frequent travellers and people living in flats or HMOs.
Your quote
To ensure you only pay for what is required, we provide a fixed-price quote following a brief consultation with a pest specialist.
Your treatment cost is calculated using the following factors:
Commercial
In addition to residential treatments, ThermoPest provides structured pricing and response models for commercial and trade clients requiring discreet, large-scale, or time-critical pest treatment.
This includes:
Commercial work is quoted to your requirements after we understand the site, the number of rooms or units and the response you need. For larger organisations, such as hotel groups, housing providers, councils and multi-site businesses, we offer key account pricing with agreed rates and a single point of contact.
Commercial services include volume pricing, out-of-hours availability, and full RAMS documentation.

At ThermoPest, whole-property bed bug heat treatments start from £895. Final pricing is calculated based on property size, layout, infestation severity, and logistical factors such as access and parking.
Heat treatment has a higher upfront cost than chemical spraying because it involves industrial equipment, extended on-site time, and specialist technicians. In many cases, it is more cost-effective long term by avoiding repeated failed treatments.
Heat treatment is widely regarded as the most reliable option because it kills all life stages, including eggs, and the treatment is carried out in a single visit, reducing disruption and reinfestation risk.
