Block management

Pest control that works around your blocks, residents and clients

Managing agents look after buildings where a pest problem rarely stays in one flat. Bed bugs travel along shared walls and service risers, cockroaches move through pipework and bin stores, and a single complaint can quickly involve leaseholders, tenants, the freeholder and the residents’ association.

ThermoPest works with managing agents and block managers across London and the UK to deal with these problems in a planned, documented way. We are bed bug heat treatment specialists and members of the BPCA and NPTA, and we also treat cockroaches, fleas, moths, carpet beetles and stored product insects. Our technicians arrive in unmarked vans, work discreetly around residents and send a written report with photos after every visit.

What we cover

Pest control for every part of the building

Communal areas

Bin stores, plant rooms, corridors, stairwells and basements are inspected and treated where needed, with proofing advice for the building as a whole.

Individual flats

Heat-led bed bug treatment, plus targeted spray for cockroaches, fleas and other insects where needed, booked around the residents who live there.

Neighbouring flats

When we treat a flat we inspect the flats around it, above and below where we can, because pests in blocks move through walls, floors and risers.

Access coordination

We work with your concierge, caretaker or residents to arrange access, and tell you promptly if a flat could not be reached so it can be rebooked.

Leaseholder and tenant liaison

Clear preparation guides and plain-English explanations for residents, so they know what to do before we arrive and fewer questions land on your desk.

Reports you can share

A written report with photos after each visit, showing what we found and what we did, ready to forward to clients, freeholders or residents’ associations.

Multi-unit buildings

Why pests in blocks need a whole-building approach

In a block, an infestation in one flat is often a sign of activity nearby. Treating only the flat that complained can leave insects in the walls or next door, ready to come back. That is why our approach looks at the building, not just the address on the job sheet.

  • Shared routes: pipework, risers, cable runs and gaps around skirting let insects move between flats.
  • Communal waste: bin stores and chutes need regular checks to stop cockroach and fly problems spreading.
  • Proofing: sealing gaps around pipes, vents and skirting is part of the work, not an afterthought.
  • Clear responsibility: our reports record what we found in each flat and communal area, which helps when responsibilities differ between leases.
