Preparing Your Property for a Successful Heat Treatment

To ensure your bed bug heat treatment is 100% effective and safe, it’s essential that you follow our preparation checklist in full. Proper preparation allows our technicians to access key areas, prevents heat damage to sensitive items, and ensures the treatment reaches all pests — including those hiding deep inside furniture, clothing, and cracks.

Failure to follow this guide may result in delayed treatment, reduced effectiveness, or a £400+VAT cancellation fee if your property is not ready on arrival.

Overview: What You Need to Do

  • Remove or isolate heat-sensitive items
  • Clear access to beds, skirting boards, and under furniture
  • Prepare the bedroom for treatment
  • Remove waste and clutter
  • Provide keys, access, and safe parking

Items That Must Be Removed

These items can melt, explode, spoil, or become damaged during treatment. Please bag up and remove all of the following before we arrive:

  • Personal medications, tablets
  • Perfumes, deodorants, cosmetics
  • Aerosols (air fresheners, sprays, etc.)
  • Plants and flowers (real or artificial)
  • Wax candles and wax ornaments
  • Perishable food items outside the fridge (e.g. fruit, veg, milk, jams, baby formula) 

Fridge and freezer items are safe to leave in place if appliances are switched on.

Items of Concern (Inform Us Beforehand)

Let us know in advance if your property includes any of the following so we can plan accordingly:

  • Oil paintings or antique furniture
  • Crayons or wax-based items
  • Vinyl records or media collections
  • Peeling wallpaper or cracked plaster
  • Wooden floors or panelling
  • Plastic curtain rails
  • AGA or fuel-powered cookers
  • Pets or aquariums
  • Server rooms or temperature-sensitive electronics
Room Preparation Checklist

Please follow these steps carefully in each treated room:

1. Clothing

  • Bag and remove excess clothing that can’t be heat treated
  • Hang loose clothing in wardrobes (not tightly packed)
  • Clothing that can’t be washed should be spread out for proper heat exposure
  • Any remaining clothing is treated at your own risk

2. Beds:

  • Remove all bedding — either wash at 60°C+ or destroy
  • Stand mattresses upright and pull bed frames away from walls
  • Leave only headboard, mattress, and bed frame in the room

3. Declutter:

  • Remove rubbish, waste, or unused items from floors and under furniture
  • Make sure we can access all corners, skirting boards, and the underside of beds

4. Fire Safety:

  • Isolate or deactivate all smoke alarms, heat detectors, and sprinkler systems
  • If necessary, sprinkler systems must be drained and capped — this is your responsibility

5. Windows & Keys:

  • Ensure windows can be opened
  • Leave all required keys for rooms or cabinets that need to be accessed

6. Parking:

  • Reserve a nearby parking space for our treatment van, as close as possible to the property
Cancellations & Access

We reserve the right to charge a £400+VAT cancellation fee if:

  • You cancel the appointment with less than 24 hours’ notice
  • Your property is not properly prepared upon arrival
  • We are unable to access the key treatment areas
Customer Responsibility & Agreement

By proceeding with the treatment, you agree to:

  • Grant ThermoPest and its technicians full access to the property
  • Allow us to hold keys (if required for access)
  • Accept that we are not liable for damage to items that should have been removed or declared
  • Follow all preparation and aftercare instructions
